Section 42D-1.002 - Boundary

The boundaries of the district are as follows: A parcel of land lying in Township 42 South, Ranges 29, 30 and 31 East; Township 43 South, Ranges 29, 30 and 31 East; more particularly described as follows:

Beginning at the intersection of the Southerly Right-of-way line of the South Florida Water Control District Canal C-43 (Caloosahatchee River) and the East Line of Section 30, Township 42 South, Range 31 East; thence South along said East Line of Section 30, and along the East Line of Section 31, Township 42 South, Range 31 East, to the Southeast corner of said Section 31, within the Right-of-way of State Road 80; thence West along the South line of said Section 30, also being the North line of Section 6, Township 43 South, Range 31 East, to the East Line of said Section 6, Township 43 South, Range 31 East; thence South along said East Line of said Section 6 and along the East Line of Sections 7 and 18, Township 43 South, Range 31 East, to the North Line of Section 20, Township 43 South, Range 31 East; thence East along said North Line of said Section 20 to the North Line of Section 20, Township 43 South, Range 31 East; thence East along said North Line of said Section 20 to the East Line of said Section 20; thence South along said East Line of Section 20 and along the East Line of Sections 29 and 32, Township 43 South, Range 31 East, to the South Line of said Section 32; thence west along said South Line of Section 32 and along the South Line of Section 31, Township 43 South, Range 31 East, and along the South Line of Sections 36 and 35, Township 43 South, Range 30 East, to the West Line of said Section 35; thence North along said West Line of Section 35 to the South Line of Section 27, Township 43 South, Range 30 East; thence West along said South Line of Section 27 and along the South Line of Sections 28 and 29, Township 43 South, Range 30 East, to the Easterly Right-of-way line of the Seaboard Coastline Railroad; thence Northeast along said Easterly Right-of-way line of the Seaboard Coastline Railroad through said Section 29 and through Sections 28 and 21, Township 43 South, Range 30 East, to the South Line of Section 16, Township 43 South, Range 30 East; thence West along said South Line of Section 16 and West along the South Line of Sections 17 and 18, Township 43 South, Range 30 East, and along the South Line of Sections 13, 14 and 15, Township 43 South, Range 29 East, to the West Line of said Section 15; thence North along said West Line of Section 15 and North along the West Line of Sections 10 and 3, Township 43 South, Range 29 East, to the Southerly Right-of-way line of the South Florida Water Control District Canal C-43 (Caloosahatchee River); thence Eastward, along said Southerly Right-of-way line of the South Florida Water Control District Canal C-43 through said Section 3 and Eastward through Section 2, Township 43 South, Range 29 East, and Northeastward through Sections 35, 36 and 25, Township 42 South, Range 29 East, and Northeastward and Eastward through Sections 30, 29, 28, 27, 26 and 25, Township 42 South, Range 30 East, and Eastward through Section 30, Township 42 South, Range 31 East, to the East Line of said Section 30, and the Point of Beginning. LESS AND EXCEPT THE FOLLOWING PARCELS IN GLADES COUNTY:

(1) The "FIRST REPLAT IN PORT LABELLE VILLAS" as recorded in Plat Book 3, Page 112.

(2) Lot 42, Block 10, and Lots 19 and 20, Block 14, of the "SUBDIVISION OF SECTION 33, TOWNSHIP 42 SOUTH, RANGE 30 EAST," as recorded in Plat Book 2, Page 126.

(3) Lots 83, 84, 85, 312, 313, 425, 426, Out Lot "F," and the Right-of-way for Ortona Road, of "GOODNO SUBDIVISION" as recorded in Plat Book 1, Page 1.

(4) The South 1/2, the Southeast 1/4 of the Northwest 1/4, the South 3/4 of the South 1/2 of the Northeast 1/4, of Section 32, Township 42 South, Range 30 East.

(5) The Rights-of-way for State Road 80 and the Seaboard Coastline Railroad.

AND LESS AND EXCEPT THE FOLLOWING PARCELS IN HENDRY COUNTY:

(1) "PORT LABELLE UNIT 4" as recorded in Plat Book 3, Page 86.

(2) "PORT LABELLE UNIT 5" as recorded in Plat Book 3, Page 104.

(3) "PORT LABELLE HOLIDAY PARK UNIT 1" as recorded in Plat Book 4, Page 3.

(4) A portion of Section 10, Township 43 South, Range 29 East, described as follows: Commence at the Northwest corner of the Southwest 1/4 of said Section 10; thence South 708 feet to the Point of Beginning; thence Easterly, parallel with the North line of said Southwest 1/4, 300 feet; thence Southerly, 108 feet; thence Westerly, 300 feet; thence Northerly, 108 feet to the Point of Beginning.

(5) That portion of Section 1 and 12, Township 43 South, Range 29 East, more particularly described as follows:

(a) Section 1: Begin at the South quarter (S1/4) corner of said Section 1; thence, run N 89°20'09" E, 17.48 feet along the South line of said Section 1; thence, run N 01°08'17" W, 282.88 feet to the South Right-of-way of State Road 80; thence, Southwesterly along a curve to the right, being also along the South Right-of-way line of State Road 80 for 612.65 feet, more or less, to the South line of said Section 1; thence S 89°36'26" E, along the South line of said Section 1, for 530.67 feet to the Point of Beginning.

(b) Section 12: Begin at the North quarter (N1/4) corner of said Section 12; thence, run N 89°20'09" E, for 17.48 feet along the North line of said Section 12; thence, run S 01°08'17" E, for 3, 412.79 feet; thence, run S 89°31'35" W, for 2, 447.59 feet to the West line of said Section 12; thence, run N 00°39'41" W along the West line of said Section 12, for 3, 329.58 feet to the South Right-of-way of State Road 80; thence, run along the South Right-of-way line of State Road 80 for 1, 891 feet, more or less, to the North line of said Section 12, thence, run S 89°36'26" E, along said North line of Section 12, for 530.67 feet to the Point of Beginning.

(6) East 1/2 of the East 1/2 of the Northwest 1/4 of the Northwest 1/4 and the West 1/2 of the West 1/2 of the West 1/2 of the Northeast 1/4 of the Northwest 1/4 of Section 14, Township 43 South, Range 29 East.

(7) The North 1/2 of the Northwest 1/4 and the Northwest 1/4 of the Northeast 1/4 of Section 7, Township 43 South, Range 30 East.

(8) The Rights-of-way for State Road 80 and the Seaboard Coastline Railroad.
