MEMORANDUM OPINION

PER CURIAM

Appellant Kevin Willett filed an "Unopposed Motion for Voluntary Dismissal" stating that since the filing of his notice of appeal, the "trial court granted in part a motion for new trial thereby causing the order appealed from to be an interlocutory order." Consequently, Appellant argues, this Court lacks jurisdiction over his appeal. See TEX. R. APP. P. 42.1(A)(1). THE CERTIFICATE OF CONFERENCE INDICATES THAT APPELLEE CAPITAL TITLE OF TEXAS, LLC IS UNOPPOSED TO THE MOTION. See id. 10.1(a)(5), 10.3(a). No other parties have filed a notice of appeal, and no opinion has issued. See id. 42.1(c).

We grant Appellant's motion and dismiss the appeal. See id. 42.1(a)(1), 43.2(f). We dismiss all other pending motions as moot.
