ORDER


Pending before the Court is the United States' Motion for Confirmation of Sale. Having considered the motion and the relevant facts, the Court ORDERS that the motion is GRANTED and that the sale of the subject properties is hereby APPROVED and CONFIRMED.

IT IS FURTHER ORDERED that a proper and legal conveyance of the subject properties so sold be executed and delivered by the Internal Revenue Service to the purchasers as listed in the Internal Revenue Service Report of Sale dated March 26, 2002, upon receiving the full balance of the purchase price.

IT IS FURTHER ORDERED that the Internal Revenue Service be authorized to accept the balance, if any, of the purchase price of the subject properties.

IT IS FURTHER ORDERED that the Internal Revenue Service be authorized and directed to pay all delinquent and accrued real property taxes, if any, with respect to the subject properties out of the proceeds of the sales, and if real property taxes have been advanced by any of the parties hereto, that the Internal Revenue Service be authorized to reimburse the taxes prorated as of the date of conveyance to purchasers.

IT IS FURTHER ORDERED that the proceeds of the sale of the real properties be distributed to the Internal Revenue Service for the expenses incurred and to the United States in satisfaction of the Judgment.
