ORDER

CRAIG SMITH JUSTICE.

Before the Court is appellant's February 22, 2022 second motion for an extension of time to file her brief. Appellant requests a forty-five day extension due to family health issues and to allow time for the investigation of the property at issue in this appeal to be completed. This Court may consider only those records which were properly before the trial court. See Wales v. Williford, 745 S.W.2d 455, 457 (Tex. App.-Beaumont 1988, pet. denied). Accordingly, we GRANT appellant's motion only to the extent that we extend the deadline to March 21, 2022. We caution appellant that further extension requests will be disfavored.
