3. NUISANCE PER SE The use of land in violation of a zoning ordinance is a nuisance per se. MCL 125.3407; Soupal v Shady View, Inc, 469 Mich. 458, 465; 672 N.W.2d 171 (2003). The Colemans' property is zone R-1-F, and it is subject to the Township of Grosse Ile's zoning ordinances.
