This 15th day of February, 2024, for the reasons set forth in the accompanying memorandum, it is hereby ORDERED that Defendants' Motion to Dismiss and to Strike the Class Allegations (ECF 11) is GRANTED in part and DENIED in part as follows:

1. Defendants' motion to dismiss as to Count I of the Complaint, alleging a violation of Pennsylvania's Revised Uniform Law on Notarial Acts, is GRANTED. Count I is DISMISSED with prejudice, and the corresponding class action allegations are DISMISSED as moot.

2. Defendants' motion to dismiss as to Counts II and III of the Complaint, alleging unjust enrichment and a violation of Pennsylvania's Unfair Trade Practices and Consumer Protection Law, is DENIED.

3. Defendants' motion to strike the class action allegations as to unjust enrichment and Pennsylvania's Unfair Trade Practices and Consumer Protection Law is DENIED.
