BROKERS, § 64Securing purchaser ready, willing and able to buy as entitling broker to commission. In action by real estate broker to recover commission in connection with sale of property, judgment for plaintiff would be affirmed where it appeared that broker was authorized to procure purchaser for defendant's property upon terms fixed by defendant and that he secured such purchaser who was ready, willing and able to buy upon terms prescribed.

Appeal from the Superior Court of Cook county; the Hon. JOSEPH A. GRABER, Judge, presiding.

Finding and judgment affirmed. Heard in the second division, first district, this court at the February term, 1946.
