ORDER OF AFFIRMANCE

This is an appeal from a district court judgment entered after a bench trial in a real property action. Eighth Judicial District Court, Clark County; Timothy C. Williams, Judge.

Appellant Terry Petropoulos, Jr., failed to make a cogent and comprehensible argument in his briefs and did not support his assertions with citation to relevant authority or the record. See Edwards v. Emperor's Garden Rest., 122 Nev. 317, 330 n. 38, 130 P.3d 1280, 1288 n. 38 (2006) (if an appellant neglects to fulfill his or her “responsibility to cogently argue, and present relevant authority, in support of his [or her] appellate concerns,” this court need not consider the claims); NRAP 28(a)(8) ; NRAP 28(e)(1) ; NRAP 28(j). We therefore

ORDER the judgment of the district court AFFIRMED.
