Consideration of all the facts and factors in this case lead us to the conclusion that the reasonable rent of the premises in question should be $19,000 per year. Order unanimously modified by fixing the reasonable rent at $19,000 per year and, as so modified, affirmed, with $20 costs and disbursements to the appellants. Settle order on notice.
