The judgment dated August 1, 1986, is to be modified to bring use and occupation (at $185 per month) and utility charges current through the date of the rescript, and, as so modified, is affirmed. The landlord shall use reasonable efforts to have the elevator which serves the building running so that the tenants' departure from the premises they occupy may be expedited.
