ORDER

PER CURIAM

Before the Court is Appellant David Goad's emergency motion for a stay pending appeal. This is an appeal from a forcible detainer action. The county court at law signed the judgment on December 5, 2023. Under the Texas Property Code, a judgment in a forcible detainer suit "may not under any circumstances be stayed pending appeal unless, within 10 days of the signing of the judgment, the appellant files a supersedeas bond in an amount set by the county court." Tex. Prop. Code. § 24.007. Goad has not posted a supersedeas bond and more than ten days have passed since the judgment was signed. Accordingly, we deny Goad's emergency motion for a stay pending appeal.

It is ordered.
