Defendant appeals from a judgment of the Small Claims Part of the Civil Court, New York County, entered January 9, 2003 after trial (Faviola A. Soto, J.) awarding plaintiff a recovery in the principal sum of $3,000, plus interest and disbursements.
Judgment entered January 9, 2003 (Faviola A. Soto, J.) affirmed, without costs.

The award to plaintiff of a real estate brokerage commission achieved "substantial justice" between the parties according to the rules and principles of substantive law (CCA 1807; see, Williams v. Roper, 269 AD2d 125, lv denied 95 NY2d 898). The evidence shows that shortly after plaintiff showed a residential apartment to defendant, defendant rented the property through another broker in breach of the parties' written brokerage agreement (see, Buck v. Cimino, 243 AD2d 681, lv denied 91 NY2d 807).
This constitutes the decision and order of the court.
