It is Ordered that the motion and cross motion are consolidated for disposition.

It is further Ordered that appellant's motion is granted only to the extent of continuing the stay granted by this Court's June 25, 2015 order and enlarging her time to perfect her appeal on condition that appellant: 1- perfects her appeal by no later than February 2016 term - the filing deadline is December 8, 2015, and 2- pays landlord accruing use and occupancy in the amount of $525.25 on or before each subsequent rental due date, without prejudice. In the event of appellant's failure to comply with these conditions, landlord-respondent may move on five days notice for an order vacating the stay.
