It is Ordered that the motion of the tenants-appellants is granted to the extent of staying enforcement of the final possessory judgment and warrant of eviction through May 1, 2016, on condition that (1) the tenants-appellants pays the landlord the sum of $30,111.59, to the extent not already paid, which represents the rental arrears as set forth in the February 25, 2016, Decision/Order of Justice Jose A. Padilla, Jr., on or before April 15, 2016, without prejudice; (2) tenants-appellants perfect its appeal by no later than the September 2016 term the filing deadline for which is July 12, 2016; and (3) pays landlord accruing use and occupancy in the amount reserved in the most recent lease agreement on or before each subsequent rental due date, without prejudice. In the event of tenants-appellants' failure to comply with the foregoing conditions, landlord-respondent may move on five days notice for an order vacating the stay.
