Landlord appeals from an order of the Civil Court of the City of New York, New York County (Brenda S. Spears, J.), dated July 14, 2011, which denied its motion for summary judgment of possession and granted tenant's cross motion for summary judgment dismissing the petitions in consolidated holdover summary proceedings.
