It is Ordered that landlord-appellant's motion is granted, without opposition, to the extent of permitting appellant to accept tenant's tender of rent arrears of $30,191.96, and to accept prospective rental payments in the amount reserved in the most recent lease agreement on each subsequent rental due date, without prejudice to appellant's right to appeal the May 30, 2014 order from Civil Court.
