ORDER


Pending before the Court is the United States' Motion for Confirmation of Sale. Having considered the motion and the relevant facts, the Court ORDERS that the motion is GRANTED and tint the sale of the property is hereby APPROVED and CONFIRMED.

IT IS FURTHER ORDERED that a proper and legal conveyance of the property so sold be executed and delivered by the Internal Revenue Service to the purchaser, Maier Group Incorporated, upon receiving the full balance of the purchase price.

It IS FURTHER ORDERED that the Internal Revenue Service be authorized to accept the balance of the purchase price of the property.

IT IS FURTHER ORDERED that the Internal Revenue Service Report and Account of sale dated June 25, 2002 is hereby approved and accepted.

IT IS FURTHER ORDERED that the internal Revenue Service be authorized and directed to pay all delinquent and accrued real property takes, if any, with respect to the subject property out of the proceeds of the sale. Specifically, that the Internal Revenue Service be authorized and directed to pay outstanding property taxes in the amount of $9,980.56, as of July 31, 2002, for the tax years 1999, 2000, and 2001 out of the proceeds of the sale.

IT IS FURTHER ORDERED that if real property taxes have been advanced by any of the parties hereto, the Internal Revenue Service be authorized to reimburse real property taxes prorated as of the date of conveyance to purchaser out of the proceeds of the sale. Specifically, that the Internal Revenue Service be reimbursed in the amount of S4,016.31 for real property taxes it advanced for the 1998 tax year out of the proceeds of the sale.

IT IS FURTHER ORDERED that the the balance of the proceeds of the sale of the property be distributed to the Internal Revenue Service for the expenses incurred and to the United States in satisfaction of the Judgment entered in this case on August 7, 2001.

IT IS FURTHER ORDERED that the Internal Revenue Service is discharged from any further responsibilities, liabilities, and duties.
