It is Ordered that the respondent-appellant's motion for an enlargement of time to perfect the appeal is granted on the condition that respondent-appellant: (1) perfects his appeal by no later than the February 2021 Term - the filing deadline for which is December 8, 2020; (2) pays petitioner-landlord use and occupancy arrears in the amount of $13,155, within 10 days after service of a copy of this order; and (3) pays petitioner-landlord use and occupancy in the amount of $877 on or before each subsequent rental due date, without prejudice. In the event of respondent-appellant's failure to comply with the foregoing conditions, petitioner-landlord may move on five days notice for an order vacating the stay and dismissing the appeal.
