Per Curiam:

Mr. Lee Haile appeals from the judgment of the Circuit Court of Jackson County, Missouri, in favor of William Dudley on Dudley's petition that alleged conversion and fraud. Upon review of the appellate briefs and the record on appeal, we find no error and affirm the judgment. Because there would be no precedential value in a published opinion, we have instead provided the parties an unpublished memorandum of law explaining our ruling. Rule 84.16(b).
