It is Ordered that the motion of the petitioner-appellant is granted to the extent that the order of the Civil Court, New York County (Chinea, J.) dated December 29, 2023 is modified to require respondents-respondents to pay petitioner-appellant use and occupancy arrears which accrued between January 2024 and February 2024 in the amount of $6,200.00, on or before February16, 2024, without prejudice; and to pay petitioner-appellant ongoing use and occupancy in the amount of $3,100.00, on or before each subsequent rental due date, without prejudice.
